Sun City, Berry Creek, Wolf Ranch and Historic Georgetown
Georgetown is really three markets, and we work in all of them. Sun City is the largest active-adult community in Texas, thousands of single-story homes with an architectural review process of its own, and homeowners who want a shaded, screened, no-maintenance outdoor room they’ll use every day. Insulated aluminum covers with screens and fans are what we build most there.
Berry Creek, Wolf Ranch, Water Oak and the neighborhoods along Williams Drive are family homes on larger lots: covers over outdoor kitchens, pergolas by pools, cedar structures. Near the square and in Old Town, older homes with deep porches call for wood covers and screened porches that respect the architecture.
Georgetown’s western lots take strong wind and we engineer for it. The city requires permits for attached covers, and the historic district adds design guidelines we work within.

Learn morePermits and HOA Approval in Georgetown
Every attached cover here needs a permit and most neighborhoods need HOA approval. We handle both.
The City of Georgetown requires a building permit for attached patio covers and larger freestanding structures, with engineering. Sun City’s Community Association and most Georgetown HOAs require architectural approval with drawings and samples; the historic district has additional guidelines.
We prepare drawings and engineering, handle the Sun City or HOA submission, follow up and pull the city permit. We’ve been through the Sun City process many times.
- Drawings and engineering prepared for your HOA and the city
- We submit, follow up and pull the permit
- Designed to match your home so approval is straightforward
- Fully insured, since 2012
